Seller's Disclosure

Seller's Disclosure (Residential Real Estate Property Disclosure Report) is required by law. Be sure you get it and read it, preferably before you write your offer. Ask for written detail (repair bills, tradesman's identification, etc. ) on any suspect item. Ask for repair, replacement or cash credit at closing for problems, especially if it's a corporate buy-out or foreclosure property which you must purchase in "as is" condition. Get the seller's name, address, and phone number prior to contract finalization in case of post-closing latent defects.

Home Inspection

Home Inspection including mold, radon, pest, mechanical, and structural condition is a bargain compared to costly remedial measures. Accompany the inspector and feel comfortable to ask questions on operational procedure, repair cost estimates, or anything suspect during your tour.

Home Warranty Plan

Home Warranty Plan coverage for at least the first 12 months is strongly recommended for homes over 15 years old when mechanical appliances begin to wear out. It will give you great peace of mind to know that the major items will not rob your cash when you most need it for other cost of living expenses.

Legal Counsel

Legal Counsel is the answer when you want interpretation of contract language or other laws regarding real property. License Law precludes your Buyer Agent from performing any service which would be construed as unauthorized practice of law.
